We develop a preliminary layout including elevation heights, finish options, railing selections, and any integrated features (lighting, planters, seating). You receive a detailed proposal with fixed pricing — no ranges, no allowances, no surprise change orders.
What You Get: Fixed-price proposal with layout drawings, finish samples, material specifications, and a realistic construction timeline.
Our in-house permitting team handles all required approvals — county building permits, engineering stamps, and any regulatory requirements. We coordinate directly with structural engineers for stamped calculations on elevated structures. You never visit a permit office.
What You Get: All permits pulled and approved before a single piling is set.
We finalize material orders (steel pipe pilings, C-channel beams, rebar, concrete), schedule equipment, confirm your start date, and coordinate with any other trades working on your property.
What You Get: Confirmed start date and detailed construction timeline.
This is where the dock-building experience shows. Steel pipe pilings are set into the ground. Structural steel beams are welded to the pilings. Rebar is placed across the framework. Concrete is poured and finished to your chosen surface treatment. Railings and custom features are installed. The sequence is identical to how we build waterfront docks — the only difference is the address.
What You Get: Regular progress updates and active job site oversight throughout construction.
We walk the completed project together, review every detail, discuss any maintenance considerations (there are almost none for concrete), and address final questions. You receive warranty documentation and care guidelines.
