How does the 20-year cost compare to wood or composite?

On installed cost per square foot, concrete ($60+) is comparable to composite ($50–$75) and above wood ($25–$45). The 20-year picture changes significantly:

  • Wood deck: Fails in 10–15 years. Annual staining, periodic board replacement, full replacement at least once. Maintenance often reaches $8,000–$15,000 over 20 years, plus full replacement cost.
  • Composite deck: Lasts 20–25 years before surface degradation. Periodic cleaning required. Not zero cost — just lower than wood.
  • Concrete deck: Lasts 30–50 years. Maintenance cost: zero. No staining, no sealing schedule, no board replacement, no rot, no termites.

Construction & Materials

What is steel-pipe-piling construction and why does it matter?

Steel pipe pilings are heavy steel tubes driven into the ground to create a deep, stable foundation. Our sister company, Waterfront Unlimited, has used this method for 17+ years to build docks and boathouses on the Guadalupe River — structures that must survive floods, wave action, and years of harsh conditions.

We use the same 5.5-inch steel pipe pilings for inland elevated decks. On a dock, pilings go into the lake bed. On your property, they go into the ground. Same pipe. Same structural performance.

Depending on site conditions and proximity to the existing home, pilings are set one of two ways. In open areas away from structures, pilings are typically driven to resistance — the point at which the piling cannot be driven further, indicating it has reached a stable load-bearing layer. When working close to an existing home, the vibration from pile driving can potentially cause damage to the structure — so in those situations we drill a pier and embed the piling in concrete instead. Both methods produce the same structural result; we select the right approach for each site during the property evaluation.

Post footings — the standard for residential decks — rely on the top layer of soil for stability. Steel pipe pilings set to depth are engineered for the actual load and soil conditions of your specific site. There is no comparison in long-term performance.

Are concrete decks actually fireproof?

Steel and concrete are non-combustible materials — they do not ignite or contribute fuel to a fire. This matters enormously in the Texas Hill Country, where wildfire risk is real and where wood and composite decks have burned alongside homes during fire events in Comal, Kendall, and Hays Counties.

What concrete finish options are available?

We offer five concrete surface treatments:

  • Stamped concrete — patterns that replicate stone, tile, or wood planks
  • Acid stain — earthy tones that complement Hill Country limestone and native landscaping
  • Exposed aggregate — textured surface with visible stone for natural look and slip resistance
  • Smooth trowel — clean, modern surface for contemporary architecture
  • Broom finish — standard textured finish, most economical, excellent traction

All surfaces are sealed and cured for long-term performance. We bring finish samples to the property consultation so you can see options in the actual context of your home.

What additional features can be built into a concrete deck?

Because we control the full structural system, we can integrate features traditional deck builders cannot:

What maintenance does a concrete deck require?

Essentially none. Unlike wood decks (which require annual staining and periodic board replacement) or composite decks (which need cleaning and eventually fade), a sealed concrete deck needs only occasional washing with a garden hose or pressure washer.

No staining. No sealing on a set schedule. No board replacement. No rot. No termite damage. No warping. We tell clients: if you can maintain a concrete driveway, you can maintain a concrete deck — because it's the same thing.

How does elevated concrete handle Texas heat and freeze-thaw cycles?

Reinforced concrete performs well in Central Texas conditions. We specify concrete mixes appropriate for the temperature range, UV exposure, and moisture of the Hill Country — the same specs used for infrastructure that lasts decades in this climate.

The elevated construction helps: air circulates beneath the slab, reducing heat absorption compared to a slab poured directly on grade. This also eliminates the moisture-trapping conditions that cause wood and composite decks to degrade from below.

How long does the full process take — first call to finished deck?

Every project is different, and construction time depends entirely on size and scope. A smaller elevated deck on straightforward terrain involves less active construction time than a large multi-level deck on a complex hillside lot. Limestone retaining walls follow the same principle — a short run goes quickly, a large terracing project with multiple tiers takes longer. We give you a realistic, site-specific construction timeline in the proposal rather than a generic estimate.

What the overall process looks like from first call to finished project:

  • Property consultation: 1–2 hour site visit, typically scheduled within 1–2 weeks of inquiry
  • Design and proposal: 1–2 weeks after consultation
  • Permitting: Varies by location — unincorporated county properties often require little to no permitting; municipal properties may add several weeks
  • Pre-construction: 1–2 weeks for material ordering and crew scheduling

Do I need a permit for an elevated concrete deck?

It depends on where your property is located. Properties inside a municipality — a city or town with its own building department — will typically require a building permit for an elevated structure. Properties in unincorporated county areas generally face far fewer requirements, and in many cases no permit is required at all.

The permitting landscape varies significantly across our service area. A property inside the New Braunfels city limits faces different requirements than a property in unincorporated Comal County. We assess the permitting situation for your specific address during the consultation and tell you exactly what to expect before you commit to anything.

Where permits are required, we handle the process in-house — you never visit a permit office or coordinate with a county building department directly.

Do you use subcontractors?

We self-perform all structural, steel, and concrete work with our own crew — the same crew that builds docks and boathouses for Waterfront Unlimited. We do not subcontract the core construction scope.

For electrical work (exterior lighting, outlets), we coordinate with licensed electricians. But the structural scope — pilings, steel framing, concrete — is our crew from start to finish.

Site & Property

Can you build on a steep or sloped lot?

Steep and sloped lots are exactly where dock-grade construction excels. Steel pipe pilings are driven to different depths across uneven terrain, creating a level platform regardless of the grade below.

We have built elevated decks on lots with 8–12 foot grade changes where traditional slab-on-grade construction was not feasible. If your lot has a significant slope, that is a reason to call us — not a reason to hesitate. It's the terrain our construction method was designed for.

What about shallow soil over limestone rock?

Shallow soil over caliche and limestone bedrock is one of the most common conditions across Comal, Kendall, and Hays Counties. We have extensive experience setting pilings in this substrate. Depending on rock depth and hardness, pilings may be set into the rock layer rather than driven through it — our crew assesses conditions during the site consultation and designs the piling approach accordingly.

What if my lot is in an HOA?

Many Hill Country HOAs have specific requirements for materials, setbacks, and structure appearance. We've worked in numerous HOA communities across Comal, Hays, and Kendall Counties. During the consultation, we discuss any HOA requirements and design accordingly. Our in-house permitting team can also help coordinate with HOA architectural review processes.

What is a limestone retaining wall and when do I need one?

A limestone retaining wall holds back soil on a sloped property — terracing hillsides, stabilizing driveways, managing drainage, and creating level usable space on lots with significant grade changes.

Wulfhe Outdoor Living builds gravity-stacked limestone retaining walls using large Hill Country quarry blocks. The natural weight and interlock of the blocks provides structural stability without mortar. You may need a retaining wall if your property has slopes causing erosion, drainage problems, or preventing you from using portions of your yard effectively.

How long does a limestone retaining wall take to build?

Construction time depends on the size and scope of the wall. A single short run can be completed in a day or two of active work. A large terracing project with multiple tiers on a steep slope will take longer. We give you a realistic timeline in the proposal based on your specific site — not a generic number.

From a permitting standpoint, retaining walls on unincorporated county properties often require little to no formal permitting, which can make them a faster overall project than an elevated deck in a municipality.

Can you build a retaining wall and elevated deck as one project?

Yes — we call this a Bundled Site Solution, and it's one of the most effective approaches for Hill Country properties with significant slope. The retaining wall creates level terraced areas; the elevated deck provides the primary outdoor living space above.
